Schedule for July

Well it looks like my schedule is allowing me to post about once every two weeks. Since my last post we have gone through an inspection on a home, apraisal, termite inspection and are currently working on the repair list for that house. I hope we can close by the end of the month. I also should be into contract on another home in the next couple of days and I am so glad for my buyer as they have really been stressing over getting into a home before their kids start back to school next month.

I had an open house this past weekend in Lake Forest with one of the nicest 6 bedroom 6 bath homes you can imagine. I had seven couple come through and had interest from all of the visitors but have 3 that I count as possible candidates to write a contract on this house. I will write a special post when this happens before the next two weeks.

For the next 3 weekends I am working the 2009 Louisville Home A Rama http://www.homearama.com I hope those who read this will stop by and send your friends to come see me I will work the evenings on each Friday and 1-5:30 on Saturday 1-6 on Sunday. On a personal note my granddaughter Lily and my daughter Christina and her husband (my only son figure) Lloyd were in for the holiday and we had a blast at the zoo and also swimming in the pool. It is great to be a “papaw” and Holly loves being “mimi”. Ain’t life grand?

Selling a home for less is not a bad thing.

So the market on homes in your area is bad. Homes are selling for rates as far back as 2000. And you bought your home in 2003. This does not mean you are losing money if you sell it for less than what you originally bought it for.**

Currently a home bought in 2003 for 150,000 may have a value of 125,000. However when you look at the house that was a 250,000 home you can see a difference in price where it will sell for 212,500. Difference being 37,500. You as an upgrade buyer sold your home and bought a new home and saved an additional 12,500.00.

I welcome you to come to my site and do a free market analysis of your area to see how it is doing. It will give you an overview of properties and what they are selling for. Then do another for the area you want to move into. You will most probably be amazed that the houses you thought would cost much more are now more reasonably priced.

Look to trade up or even contact me to talk about becoming an investor. There are many resources out there and many of them cost but to talk to me only costs your time, and hopefully a listing on your home or a purchase contract on a new piece of property.
