Seems like just yesterday I was in Key West on Holiday with my beautiful wife Holly. Now my daydream is about being there but the realty is that I am at my computer in the office working to get ready for my showings today and looking at my board to see where I am in the scheme of things.
First of the year, now with nine pending properties, working with 15 buyers, will have 12 listings after this next week and wanting to know what I am going to do for my next big trick.
Monday at 12 accountability meeting with Niki, Noel, and Larry, scheduled to see an orthopedic surgeon on Monday about my shoulder, as well as teaching class for 4 hours that day and one appointment on a new home to build and to attend a class beginning at 3 tomorrow afternoon. Tuesday looks a little wilder with 3 scheduled closings and waiting for counters on 3 more properties, photo shoot at a new listing, and an evening get together with my leadership group at Z-Oyster that evening. Wednesday show investor 6 homes in the morning before noon, preview a home for an out of state client, jump on a lender about communication and get signs out for my broker open on Thursday. Thursday is wild with the broker open and two new clients to show homes to. Then Friday take finish on 2 listings and get them ready to go. and take out buyers all afternoon. Saturday have a class to teach for 2 hours then off for the day. and Super Bowl Sunday I will probably just relax.
By the way none of the above is complaining, just so you know. I want to be this busy, I love what I do and so does my wife.

Anytime is the correct answer. Many people want to put their homes on the market in the Spring but that may not be the best time to do so. Yes people have had cabin fever and are ready to get out and look at homes but the November to February time frame seems to be a better match to put your home up for sale. You may be saying that it is crazy to do that but I say no it is not. Think about it The market for homes during the Spring is filled with people who just want to get out and look and dream. The real buyers are mixed in with these and then the bargain hunters are in with them as well.
So you put your 400k home on the market in March and you are starting to get worried about it selling along about June. What you did not talk to your agent about is how many months of inventory are on hand and what the average amount of time is to sell a home in this price range. It could be 4 to 9 months depending on how much inventory is available at the price point.
OK so a separate scenario would be to put the property on the market in January when there are fewer homes on the market because agents and home owners don’t think that homes sell during the winter months. There are as many homes sold in December most years as there are in July. The great thing about it is that there is much less inventory so time on market is less and pricing may be better for the sale.
